What is a New Construction Punch List?

A new construction punch list is a comprehensive list of tasks, defects, and incomplete items that must be addressed before a new home construction project is considered complete. The term “punch list” (known as a “snag list” in the UK) derives from the traditional practice of punching holes in paper cards to mark items as complete.

In new home construction, punch lists serve a dual purpose: they ensure the builder delivers a home that meets the agreed specifications and building codes, and they protect the buyer's interests by creating a documented record of items to be corrected before final payment and handover.

Unlike a single final walkthrough, effective new construction punch list management happens throughout the construction process — at each phase milestone — to catch and correct issues before they become buried under subsequent work. SnaggingTrack supports phase-by-phase punch list management from groundbreaking to final handover.

New Construction Punch List by Phase

A phased punch list approach catches issues at the right time — before subsequent work makes correction harder and more expensive:

Phase: Framing

Dimensions match approved plans
Headers correct size over openings
Bearing walls correctly positioned
Staircase framing code-compliant
Blocking for future fixtures (grab bars, TVs)
Rough openings correct for windows and doors

Phase: Rough-In (MEP)

Electrical — correct outlet placement, circuit labelling
Plumbing — pipe sizing, slope on drain lines
HVAC — ductwork routing, register placement
Low-voltage — CAT6, coax, audio pre-wire
Insulation at all required locations
Penetrations correctly fire-stopped

Phase: Drywall & Finishes

Drywall finish level appropriate (Level 4/5 per spec)
No visible seams at finished surface
Corner bead straight and flush
Paint — even coverage, correct sheen
Trim — mitres tight, no gaps
Tile — layout centred, grout consistent

Phase: Final Walkthrough

All fixtures and fittings installed and operate correctly
All appliances installed and functional
Exterior complete — siding, grading, landscaping
Certificate of Occupancy obtained
All punch list items from prior phases closed
Warranty documentation provided to buyer

Digital Punch List for New Construction

While a paper or spreadsheet template gets the job done for simple projects, digital punch list software provides significant advantages for managing new construction:

Photo Documentation

Attach photos to every punch list item from your phone. No more separate photo folders — evidence stays with the item.

Trade Assignment

Assign items directly to your subs from the app. They get notified and can update status without calling the site office.

Real-Time Progress

See live completion status across all phases. Know exactly what's outstanding before your next walk.

Professional Reports

Generate buyer-ready punch list reports automatically. Professional presentation builds buyer confidence.

New Construction Punch List Best Practices

Start Early

Don't wait for the final walkthrough. Conduct phase inspections at framing, rough-in, and drywall stages to catch issues before they're buried.

Be Specific

Vague descriptions cause delays. Instead of "paint needs fixing", write "Master bedroom ceiling — 3ft hairline crack at northwest corner, needs filling and repainting".

Photograph Everything

Photos are non-negotiable. They eliminate disputes about whether an item was already present and provide clear guidance to the repair crew.

Set Clear Deadlines

Every punch list item should have a target completion date. Without deadlines, items linger. Tie completion to payment milestones where possible.

Require Evidence of Completion

Don't close items on the contractor's word alone. Require completion photos for every item, especially for items not easily visible after completion.
